Terms & Conditions
These terms apply to all reservations and stays at The Imperial Bodhgaya and The Imperial Kushinagar, units of Unitop International. By making a booking, you agree to them.

1 · Booking & Reservations
- Reservations may be made through our website, authorised booking platforms or our reservations team.
- A valid advance payment is required to secure a reservation. Your booking is confirmed only once you receive a confirmation email from the hotel.
- Guests must be at least 18 years old, or be accompanied by a parent or legal guardian.
- Please make sure all personal and payment details are accurate. The hotel is not liable for issues arising from incorrect information.
2 · Payment
- We accept major credit and debit cards, bank transfers and the other methods shown at the time of booking.
- A deposit may be required depending on the rate plan.
- The full amount for your stay is payable at check-in, unless your booking terms state otherwise.
- Rates are subject to applicable taxes and service charges, which are shown during booking.
3 · Cancellation, No-Show & Changes
- Cancellations made at least 48 hours before check-in are free of charge. Later cancellations are charged one night’s stay.
- Some rate plans and promotions carry their own cancellation terms, which are shown at booking.
- If you do not arrive without cancelling in advance, the full stay will be charged.
- Changes to a booking are subject to availability and may incur additional charges.
4 · Check-in & Check-out
- Check-in is from 2:00 PM and check-out is by 12:00 noon (IST).
- Late check-out may be available on request, at an additional charge.
- All guests must present valid government-issued photo identification at check-in.
5 · Room Policies
- Each room type has a maximum occupancy (for example, two guests in a Deluxe Room). Additional guests may be charged.
- Rooms are allocated subject to availability. Specific rooms or views are guaranteed only when confirmed at booking.
- All rooms and indoor areas are non-smoking. A cleaning fee applies if this policy is not respected.
6 · Amenities & Facilities
- Every room includes complimentary Wi-Fi, a smart TV and a tea and coffee maker.
- Spa baths are available in selected room categories only.
- The fitness centre is complimentary for all guests, subject to operating hours.
- Restaurants, banquet halls and convention centres require advance reservation and are subject to capacity.
7 · Guest Conduct & Pets
- We ask all guests to treat our staff and fellow guests with courtesy and respect.
- The hotel may ask guests who cause disturbance to leave, without a refund.
- Guests are responsible for any damage caused to hotel property.
- Pets are not permitted without the hotel’s prior approval.
8 · Liability
- The hotel is not responsible for the loss of or damage to personal belongings. Please use the in-room safe for valuables.
- The hotel is not liable for injuries on the premises unless caused by its gross negligence.
- The hotel is not liable for any failure to provide services due to events beyond its control, including natural disasters and government regulations.
9 · Privacy
- We collect personal information such as your name, contact details and payment information to process bookings and provide our services, and handle it in line with applicable data-protection laws.
- Your information is shared with third parties only where needed to complete your booking, or where required by law.
10 · General
- All content on this website, including text, images and logos, is the property of Unitop International and is protected by copyright.
- These terms are governed by the laws of India. Disputes fall under the exclusive jurisdiction of the courts of Gaya, Bihar (for The Imperial Bodhgaya) or Kushinagar, Uttar Pradesh (for The Imperial Kushinagar).
- We may update these terms from time to time. Changes take effect when published on this page.
